Canggu

Canggu is the most expensive place to buy a villa on this list and the easiest to sell one in. On Rumah123, the largest Indonesian property portal, Canggu carries 4,193 villa listings — more than any other Bali area we track — with a median asking price of about $521,000. Half the market sits between roughly $279,000 and $818,000. Here is what that money buys and who it suits.

What Canggu actually is now

Ten years ago Canggu was rice fields with a surf break. It is now a dense strip of cafés, co-working, gyms and villas running from Batu Bolong north through Berawa, Pererenan and Munggu, and the rice fields that remain are mostly the view from somebody’s terrace rather than farmland. The traffic on Jalan Pantai Berawa at six in the evening is the clearest statement of what happened.

For a buyer this cuts both ways. Demand is deep and year-round, which supports both resale and guest income. Supply is also deep, which means a villa with nothing distinctive about it competes with four thousand others.

Two things stand out against the rest of the island. The median plot is the largest in the premium belt — 315 m², where Ungasan runs 130 m² — so Canggu is not only pricier per are, it is sold in bigger pieces. And leasehold is more visible in the listings than anywhere except Seminyak, which fits a market where land rarely changes hands freehold and foreign buyers dominate.

The sub-areas are different markets

  • Batu Bolong — the centre of gravity. Walkable, loud, expensive, and the easiest to fill with guests.
  • Berawa — the beach club and school belt. Family buyers and long-stay guests; prices track Batu Bolong closely.
  • Pererenan — where the money went when Canggu filled up. Quieter, newer stock, and the gap to Batu Bolong has been closing for three years.
  • Munggu and north — still cheaper, still rice fields, and the place where “up and coming” is a real argument rather than a sales line.

A listing that says “Canggu” can be any of these. The minutes to the beach road and the name of the actual village matter more than the headline area, which is why every listing in our catalogue states the sub-area as a separate field.

What to check here specifically

  • Access. Canggu’s gangs — the narrow lanes — are often shared private access. Who owns the road, and is the right of way in writing?
  • What is behind you. A rice-field view is worth real money and is worth exactly nothing once the plot behind gets a permit. Check the zoning of the neighbouring land, not just your own.
  • Water. Density has outrun infrastructure. Well depth and pump capacity are not a technicality in Canggu, they are a dry-season problem.
  • Lease term against price. At Canggu prices a short lease is expensive per year of ownership. Run the number before the location sells you.

Who it fits

Canggu suits a buyer who wants guest income with the shortest path to occupancy, accepts paying the island’s highest per-are price for it, and plans to resell into a liquid market. It suits poorly anyone looking for quiet, space for the money, or an ocean view — the coast here is black sand and the view is usually the garden.

Common questions

How much does a villa in Canggu cost?

The median asking price on Rumah123 in October 2026 was about $521,000, with the middle half of the market between roughly $279,000 and $818,000 across 4,193 listings. These are asking prices — bargaining is normal, and the spread is wide because “Canggu” covers everything from Batu Bolong to Munggu.

Is Canggu still worth buying into, or is it finished?

It is the most liquid villa market in Bali, which matters at resale more than it does at purchase. What has finished is the cheap entry: the per-are price is the island’s highest. Buyers looking for the Canggu of 2015 are now buying in Pererenan and north.

Why is land in Canggu more expensive per are than in Uluwatu?

Demand density. Canggu fills year-round with long-stay guests and residents, so the income a plot can carry is higher and the resale market is deeper. Uluwatu sells view and space; Canggu sells footfall.

What is the difference between Canggu, Berawa and Pererenan?

Berawa is the beach club and school belt, Batu Bolong the walkable centre, Pererenan the quieter newer stock north of the river. All three get listed as “Canggu”. The village name and the minutes to the beach road tell you more than the area label does.

Is leasehold common in Canggu?

More visible there than almost anywhere else on the island — in our sample of Rumah123 listings, 13% stated leasehold explicitly, and the real share is higher because many do not say. Read the term and the renewal wording before comparing a Canggu price with anywhere else.
